Dewey & LeBoeuf bankruptcy could impact subtenants including Google

The owner of 1101 New York Ave. NW is seeking to have a bankruptcy court reject all of the subleases New York law firm Dewey & LeBoeuf LLP struck in the building.

Internet search company Google Inc.?

Google is one of a handful of companies that have been subleasing space at 1101 New York Ave. from Dewey, which filed for bankruptcy protection May 28. Dewey filed a motion June 20 asking the court for permission to terminate several of its real estate leases, including about 140,000 square feet at 1101 New York Ave.

The building?s owner, an affiliate of Property Group Partners?

A Google spokesman declined to comment.

According to court filings, it appears Property Group Partners is not the only Dewey landlord impacted by the law firm?s bankruptcy. A listing of two dozen leases Dewey is seeking to have rejected notes it is also a tenant at 975 F St. NW, also known as Carroll Square. Dewey previously agreed to sublease its space there, about 76,800 square feet, to Seyfarth Shaw LLP?

According to the reply by Property Group Partners affiliate 1101 New York Holdings LLC, Dewey struck deals in 2009 and 2010 to sublease a portion of its space on the ninth floors of 1101 New York Ave. to PGP Development LLC and to the Internet Corporation for Assigned Names and Numbers, known as ICANN. It sublet another 5,793 square feet on the ground floor of 1101 New York Ave. to Google in October 2011.

What?s more, Property Group Partners claims Dewey stopped paying rent in May and owes more than $927,000 to in back rent and associated fees. The landlord also claims in court filings that Dewey has continued to use its offices at 1101 New York Ave. and to collect rent from its subtenants.
